养老生活和规划一直是社会关注话题,随着大多伦多地区房地产市场被进一步管控,近期房屋价格有所波动,大部分人都在观望市场,面临退休的长者更是如此。以往退休人士多考虑大屋换小屋或卖屋,也许这一刻他们犹豫了:卖屋是不是较好的选择?卖了以后应该买小屋还是租屋住?一旦选择卖屋面临哪些挑战?应该从何处着手进行?

多伦多地产经纪Sharon Parenteau近日在奥罗拉市一个社区活动中心举办特别讲座,记者赶到时见场内都是满头银发的长者,有的聚在一起闲聊孙子来吃饭的周末,有的坐着轮椅享受活动现场准备的点心,交谈声中不乏这样的疑问:“现在的房地产市场不大稳定,我们该卖屋养老吗?”
Sharon向记者表示,尽管不懂讲中文,但她与华裔客户、经纪经常打交道,又指退休人士的房地产买卖是其地产业务中重要的一部分。Sharon对在场的长者称,目前房地产市场的波动,是房市走向理性正常化过程。“房屋价格不可能一直升,也不可能一直跌。没办法告诉客人明年一定能升或者是继续跌,市场风险要自己承担。但是可以对比温哥华房地产市场被管控后这几年的变动趋势,也可以给面临养老换屋的长者们更多建议和选项。可根据自身需求选择怎样换屋或卖屋养老。”
Sharon认为2017年春天的房地产高涨市场已经过去,也许永远不会再回来。“因为政府的管控,房市的回落在所难免。但我认为现在依然是卖方市场,只是这些交易更为理性、更接近真实的价格。”
其次,Sharon认为在换屋前,应了解不同区域或目标区域的房地产情况。除了本身所在区域房地产价格,还要花时间了解想迁入区域的房屋类型及价格。其实房地产市场非常大,如Condo的市场和独立屋市场完全不同,有不同的价格和运作方式。所以在寻找下一个落脚点时不能一概而论。
Sharon认为不论政府如何管控,多伦多的独立屋价格一年比一年高是事实。目前的市场还是健康和平衡,不能再以今年2、3月份的市场看待现在的市场,抢房的时代已经过去,大家更为冷静,如果错过卖屋的最高点也不要沮丧。她相信独立屋的价格终将回升。温哥华的房地产市场在经过管控后有所下跌,但从今年开始起也逐步回升。
